February 28, 2009:

Wow!  Can you believe February is over?  And guess what,  we may get snow tomorrow!  Well maybe.... Around here folks, you never know.  We could get some starting tomorrow morning into the afternoon, but really everything has to be just right.  Now if you're not from the area let me tell you, all the bread and milk will be gone from the grocery stores by this evening :-)  

Hey, had a good day showing yesterday with a nice fellow relocating with his job to the area.  I'm not sure what the unemployment rate is in Greenville but I'm sure it is well below the state.  Past clients I speak with all seem to be busy.  I've got some over at Greenville Memorial and Fluor Daniel and it seems to be as busy as ever.  

Did a small update to my Downtown Greenville Hotels Page.   Did you know Greenville runs a downtown trolley?  The Trolleys are owned by The Greenville Drive Baseball team.  We're not that far away from spring season!  What a fun time.   Anyway, the trolleys fun from West Earl to Fields Street on the west end.  Takes about 45 minutes to complete the tour.

Hey folks, time to give a big RECOMMEND to a great hospital I went to yesterday.  My wife had few tests done which all turned out good by the way.   They were done at the Village at Pelham.  What an outstanding and beautiful hospital that opened October 8 of last year.  Below is an outside shot at the front entrance.

What a good experience.  The facility is state of the art and as pleasant a staff as I have met.  The Village at Pelham is part of The Spartanburg Regional Healthcare System.  So why are they right off Hwy. 14 in Pelham.  Smart move.  They probably can't venture into Greenville Co. so they are just inside Spartanburg County.  I've used a number of hospitals in the area for babies to surgery, etc.  I'm impressed.  If you get a chance go by there and tour.  I think you'll be impressed too! See Village at Pelham for more information.

Got another highly recommend!  Folks, don't know if you heard Mike Gallagher (big fan of Greenville) on the radio the other day talking about The Palmetto Bank.

So what's the deal?  The Palmetto Bank does not require any government investment..nuff said. No TARP no nothing.  Hey that's my bank and I'm proud of them.  Read The Palmetto Bank Has No Need for Government Bailout Funds.  This ties into a question I get asked all the time as a realtor.  "Hey Don, are the banks lending, is money tight"  Yes the banks are lending, as long as you are qualified.  Not one buyer of mine has had any problem borrowing since the fiasco of 08.  Why, they're qualified!  Why is they Palmetto Bank in good shape and not in need of a hand out, I mean bail out... They make loans to qualified people.  Way to go Palmetto Bank!  By the way they are finishing up on a brand new branch  located in downtown Greenville SC.  I'll have plenty of pictures when they open up this beautiful new facility.

New listing in popular Asheton Lakes priced just under $400,000.  Let's do a little comparative market analysis on Asheton Lakes for the past 365 days.  We had:

Average Sales Price $377,144
Average List Price $391,028
Average Days on The Market 167
Average Sold Price Per Sq. Ft. $118

So Asheton Lakes is above the average days on market for Greenville and above the average price per sq. ft. sold too.  Average sales price is above Greenville average too.  Nice neighborhood, popular.  Frankly I'm surprised that days on the market was so high.  Probably had a couple of homes that had bad lots and sat for a while.  Call me at 864-335-8490 for a tour.

February 26,2009:

I thought I'd write a bit about offers this morning.  I remember the first offer my wife and I wrote on a home many many years ago.  It was our first home purchase and of course nobody had heard of buyer agency at the time.  We found a home we liked, called the listing agent and went to see it.  We fell in love with it, an older home close to downtown Greenville.  We wrote and offer.  Listing agent said we should know something in a couple of days.  Well in a couple of days we found out we didn't get it and here's why. She told us there was another offer but didn't tell us there were five other competing offers on the table!  Do you think we were hot?  You betcha.  She knew we were upset so we get a two page letter explaining how it was a hot property and she had done nothing wrong.  So had she done anything wrong?  We knew there might be a competing offer but we had no idea they had 5 other offers.  The property sold for $8,000 over list.  Would we have made a different offer if we had known we faced such competition?  I'm not sure but I sure would have like to have known!  

Shortly thereafter we called another listing agent who sold us a home that wasn't her listing but because of agency she still was not working in our best interest.   So what's happened since then?  People still call listing agents and buy through them because they develop a relationship and spend time with the agent.  A relationship begins and the buyer thinks the listing agent is working for them.  If it's their listing, I can assure you they are not, even if they do convince you to sign a dual agency agreement.  Folks, I'm just going to state an appropriate quote here, "you can't serve two masters".  I'm going to say it again, most listing agents will act like buyer's agents especially in a slowing market.  But one reason I gave up listings is because I did not want to get into uncomfortable positions of trying to serve two masters.  I say it can't be  done.  My opinion of course.  So let's say the listing agent you have the buyer's agreement with shows you a property that is not their listing.  Yes, they can represent you, but wouldn't you rather be working with an exclusive buyer's agent who specializes in only helping buyers?  

In closing, to be good at something I believe you have to specialize, and do it day in and day out.  Take care and have a wonderful day.  I'll be back with a market report tomorrow, God willing.

February 24, 2009:

Got a transaction I am currently involved in that's frustrating.  Got a great couple I'm working with that are first time home buyers.  Of course they wanted an accredited buyers representative on their side.  They found a great little 3 bedroom on a nice lot and we wrote an offer in good faith.  They got their financing approved and we started moving forward with the inspections.  About a week into it we find out the seller in is bankruptcy.  Folks, this should have been disclosed up front.  It can take a while to sell a property when it is in bankruptcy.  We wrote the contract about a month ago and it was supposed to close in 3 days. 

Now we are looking at least another 60 days.  Again, it's a failure to properly disclose on the seller's part.  You see, my buyer who was renting was planning on moving out in 3 days, his mortgage is approved and he has sunk costs in the home inspection and termite inspection.  Don't get me wrong it's a nice house and  the buyer wants it but it's very frustrating to me and my buyers.  We've asked to seller to cover the costs for the inspections.  Why, well what if it doesn't close?  Now my buyer has to reapply for financing all  over again.  We've already submitted a repair request along with the inspection report in good faith.  So really at this point the seller has gotten a free inspection report out of it.  Honesty is always the best policy, unfortunately it is not always practiced.  Imagine if buyer had bought through the listing agent.

Good morning!  Hope you had a good weekend.  I did.  My wife took me off to Hilton Head South Carolina!  How do you like my new boat....?

Just kidding, that's not my boat just one that posed for me.  This shot was taken in Harbor Town at Hilton Head Island.  That's the nice thing about South Carolina, you have so many nice places to visit and none of them are too far away.   

It took me 3 and a half hours to drive to Hilton Head from Greenville SC.   Hilton Head is one of my favorite places to visit in South Carolina.  The beaches are wide and sandy white.  The most expensive real estate in SC and some of the most expensive in the nation would be located here.  That' right folks, right down here in little ol' South Carolina.  The place is pretty small, only 5 miles by 12 miles long.  Golf?  There's about 24 courses.  Plenty of stores and shopping and man are the restaurants good.  Had a couple of pounds of boiled shrimp with friends and watched the sun go down in Harbor Town at The Quarter Deck Friday night, a popular restaurant right there on the point.

There is a new one in Lexington Place, a popular East Side neighborhood.  There's a new one in Orchard Farms which has been popular, located just off Roper Mountain Rd.  Looking to rent a condo?  There is one available in Lofts @ Mills Mill for $1,595 per month.  There is a new listing in Mahaffey Plantation.  It has 4 bedrooms and 3 baths and was built in 2004 by Summit Homes.  Listed for around $480,000, taxes were $2,317 for 2008, that right all you folks from Florida and NJ, $2,317 for the entire year... Hey, if you want to head towards Spartanburg, there is a 3/2 in River Falls a popular golf community for $214,900.  If you want to be on the golf course there is a new one on 4 acres in Greenville Valley Country Club.  Listed at mid $800's, older home though.  Folks, I've got to get caught up.  Hope you have a wonderful day and please let me know if I can assist you with your real estate purchase in the Greenville area!  Call 864-335-8490, I always try and answer my phone.

Good morning! Sorry I didn't get with you yesterday.  Busy day.  Let's see what happened in the Greenville MLS over the past two days.  We had:

147 New Listings
110 Price Changes
25 Sold
23 Expired
702 Pending (Still moving up, I'm telling you it's starting to pick up)

Let' start with rentals.  If you want to be on Keowee, there are two condos for rent for around $900/mo.  There's a big price reduction in Alta Vista if you want Augusta Rd.  Price reduction in Brushy Meadows.  Brushy Meadows is a nice East Side Neighborhood that had been popular because of the schools.  Currently Riverside High and Middle and Woodland Elementary.  Currently there are 7 active listings with an average list price of $275,000. Over the past year 10 homes sold there with an average sales price of $269,300.  Average days on the market is 69 which is about 20 below Greenville as a whole.  Stuff sell right at $100 a  square in there.

I always like to glance at the solds on occasion.  A condo in Plantation on Pelham closed at $167.47 per sq. ft.  These are close to Haywood Mall right off Pelham Rd.  One closed in popular Forrester Woods for under $140,000.  Needed a lot of work though.  Once improved should have good equity.  Which brings me to a point.

Had a nice couple want to look at one in disrepair in a nice neighborhood last weekend.  Baucom Park is east side and homes regularly sell close to $400,000 in there.  This one is listed at around $160,000 so you are way under the market.  Folks, it needs a lot of work.  Has been let run down and in disrepair.  I see these every once in a while in a nice neighborhood.  As a matter of fact, this is the second or third one I have seen in here.  They can be a real deal if you can do most of the work yourself.  And I have had clients buy and do the work themselves.  That's where you gain real value.  I'm thinking 50-75 thousand if you do it yourself.  Pretty decent layout on the house but I HAD to point out that it has one problem that will be difficult to over come when it comes time to sell.  The master bath was tiny!  Folks, what sells a home?  You got it....kitchen and master bath, two of the most important areas in the house.  If a master bath is tiny it can literally kill a sale especially in the 300 thousand and up range.  Folks, you've got to always be thinking about resale!

Let's see what's going on in Greenville this weekend.  The Reluctant Dragon, a South Carolina Children's Theatre show is at the Peace Center.  Natalie Cole will be at the Peace Center this weekend.  There will be a Cycle World International Motorcycle Show at the Carolina First Center.  There is a blues festival at the Bi-Lo center.  Plenty to do, enjoy!

Simpsonville, SC and the phone number is 864-962-5096.  They are very reasonable and you can even watch your favorite game as you get your hair cut.  Tell her Don sent you.

Had a very nice couple in this past weekend that are moving back to Greenville.  We found a home that is priced like a champ.  Folks, it amazes me when I walk in one that is such a great value and it's still there.  Anyway, I hope we can get the financing and other details worked out and quickly!  I tell people looking for a home is like playing poker, you can get that super hand on the first deal or on the 60th.  But you've got to recognize it when it's there!  Hope you have a wonderful day!

I see a new listing at 400 North Main, these are some nice condos located in Downtown Greenville about a block from my office.  Priced at $465,000, it's a 1 bedroom 2 bath.   The homeowners/regime fee is $293 per month.  If taxes seem high it's because it is non owner occupied investment property.  There's a 4 bedroom 3 bath for rent at $1,950/mo. in Asheton Lakes, a nice Simpsonville neighborhood.  I see a new one in my old neighborhood, Berkshire Park for $525,000. There's a nice Top Floor Condo in Palazzo Di Montebello.   Around 2900 sq. ft. listed at $699,000, probably has very nice views of Greenville!  Hey, let's do a neighborhood focus on Kilgore Plantation.  Over the past 365 days as of 8:43 this morning there were 4 recorded sales in Kilgore Plantation.

Average Days on The Market 63 (below Greenville MLS average)

Wonder how Greenville is doing so far this year?  Let's pull numbers for Greenville County.  In single family and condos from Jan 1., $100,000 and higher we have had:

Average Sales Price $237,512 ($227,910 for Same Time Period Last Year) 
Average Days on The Market 90 (99 for Same Time  Period Last  Year)

So.....even though pace has slowed, folks are getting slightly higher sales prices, a little less percent wise for what they are asking for and a slightly lower time selling.

Gosh the weather has been nice here lately.  Been around 70 for the past few days now.  Maybe the cold's gone for the winter.

Are You The Experiment?

I had a real nice couple with me yesterday I was showing who are relocating to the area.  They had picked out about 6 homes to see and one of the neighborhoods I just couldn't place.  It was our last showing and as we were driving up I immediately remembered it.  I showed in there about 6 months ago and I told my buyers then that I noticed no one has bought in the neighborhood.  There were 6 or 7 houses completed in there.  Don't get me wrong the houses appeared nice but I told them it was pretty risky to be the first one to purchase.  They bought elsewhere.

Well yesterday going back....boy was I right.  The developer had completely let the place run down.  As we drove in I said "folks, now look at the entrance here", over grown, a few trees down.  And guess what, there were those same 7 house sitting there!  Actually one poor buyer had bought in there.  I just don't get it!  Maybe the buyer bought directly from the builder's agent but how could any other agent assist with the sale of a home in there?  Maybe the buyer just had to have it, I don't know, all I know is as a buyer's agent I would have to say that this is not a good decision.  My buyers and I walked in one house and I said, Ok let's say you get it for $170,000, now you're the second owner out here and look at the shape of the neighborhood, builder has stopped building, grounds are in disrepair, etc.  Then let's say the builder drops prices another $30,000 just to unload the homes, or they go bank owned.  Folks, don't be the experiment, look at what you're buying and don't get caught up in gotta have it.  What's that old saying about location :-)?

Good morning!  Hey, busy day yesterday and will be today and tomorrow too.  Like I said, things are picking up.  I just checked my web site stats and visitors are trending up!  That's great.  Let's look at the Greenville MLS for the past 2 days.  We had:

102 New Listings
119 Price Changes
43 Sold
37 Expired
680 Pending (still moving up!)

Cute 3 bedroom 3 bath at the Cottages at Landrum for $249,900.  There's a 3/2 up for sale in Pelham Falls if you're looking for a great family neighborhood.  New condo for sale in downtown Greenville at Poinsett Corners. It's a 2 bedroom 2 bath with around 1,300 sq. ft. listed at $337,000.  Call me at 864-335-8490 if you'd like to view this one.  This was an investor owned unit.  Which brings up a point folks, if you are looking at tax rates in the MLS or tax records, investor or non owner occupied tax rates will be substantially higher than owner occupied.  So if you see something that looks out of line, it is probably investment property.  There's a couple of new listings in Riverwood Farms.  I'll actually be showing out there tomorrow.  New listing in Stonebrook Farm and one that was withdrawn and relisted in the same day.  Looks like the contract fell apart on that one.

So what's up today?  More showings, have some clients relocating here with a job transfer.  They have a house to sell though.  See 4 buying secrets if you have a home to sell before you can buy.  Got more buyers I'm showing Saturday that are moving back to Greenville.  I know they're happy!

Thought I'd comment on a recent article by Lawrence Yun, NAR (National Association of Realtors) in response to a Wall Street Journal article questioning people's optimistic outlook on generating wealth from their homes. 

I'll just touch on points that I see as most important.

Let's Time The Market

Market timing for real estate is just as difficult as timing the stock market.  Unlike stocks, real estate is local.  Folks, I can't say enough about this.  Here in Greenville we get a little bit tired of the doom and gloom from the national media about real estate as a whole.  Again, real estate is local.  I visited with some past clients who want to sell their home this spring and want to do it as a For Sale By Owner.  They bought from me about 4 years ago in a nice popular neighborhood.  Their son in going to college next year and just wants to downsize a bit.  So let's see, will they make any money on their home, you know the media tells us our housing market is the worse since whenever they can come up with.  

My past clients asked me what is normal appreciation in Greenville.  Folks I can't say because even local markets come down to areas, but they should turn a decent profit and they have had a wonderful home to live in for the past 5 years.  Remember home ownership is much more than the investment, although in my opinion it is the best investment you can make.  I can't think of anyone that has lost money in their home if they will hold it a normal holding period of at least 5 years.  Can you think of anyone that has lost money in the stock market.  

Here's the thing folks, real estate is tangible, it's something you can feel and touch.  Hey you know what?  It's actually something you enjoy and raise a family in.  It's something that you can walk out on the back deck with your morning coffee and watch the sun come up.  It's a place you can cook that steak and have a bottle of wine with the one you love.  

Most importantly, real estate can't be devalued in seconds by large institutional investors using computer trading programs.  I know where I'd rather have my money...Have a great day, I'll be back tomorrow God willing!

Stocks Can't Grow a Tree Like This

February 10, 2009:

We've had a warm spell coming through.  Yesterday was absolutely beautiful at around 72 degrees.  Looks like it will be mid 60's through the week!

Got a note yesterday that the senate ok's a tax credit for home buyers of 10% of the value of new or existing residences, up to a $15,000 limit.  This would be a nice change from the current $7,500 tax break for first time home buyers only. 

Another little note that RE/MAX Foothills topped the Greater Greenville Association of Realtors average transactions per agent in 2008.  Had a buyer coming to town asking about Italian Restaurants and I wanted to mention a couple that I've enjoyed, Portofino's at 3795 E. North St. 864-268-9432 and Travinia right there on Woodruff Rd.  Enjoy!

Hope you had a great weekend.  Let's see what happened in the Greenville SC Multiple Listings over the past 3 days.  We had:

Let's look at price changes and see which direction they are generally going.  I'll go by neighborhood.  Blue Ridge Plantation, $11,000 price reduction.   Cobblestone, $20,000 price reduction.  Linkside 3, $15,000 price reduction.  Stonehaven, $20,000 price reduction.  So what should you infer from this, not too much except that there are starting to be some excellent deals out there.  Markets always adjust, the difference in Greenville is that we never had a real estate bubble, just nice steady growth.  It all depends on inventory folks, and supply and demand.  We've got a little more supply than demand now but interest is high.  I can tell this by traffic to my web site.  There's a lot of pent up demand, showings are up according to the scheduling centers  and pending transactions continue to move up.  As a matter of fact we are up about 100 pending transactions over the last month. 

So what makes Greenville different you ask, come visit you'll see.  Charm, small town with big city things to do and an economy that will hold steady.  There are some things that are priceless, like character and the feel of a place.  Savvy buyers are seeing the opportunities here.  And also remember some areas will hold steady or have inclines.  Because those certain areas have more demand than supply, or that certain feel that can't be duplicated.

Good morning, hope you have a great weekend!  I thought I'd take a quick look at solds from yesterday.  I see a nice home in Spaulding Farm closed.  Spaulding Farm is a very nice family neighborhood located just off Hwy 14 in Greenville.  I remember when it first started, nice lot size, trees, first custom build I saw was around $250,000, of course this was many years ago.  Had one close on Northbrook Way at  $149.18 per sq. ft.  That's not unusual for the neighborhood.  HOA is $725/yr. per mls.   Had one close in Rolling Green V at $172,250.  Had listed for $184,000.  Sold right at $100 a square.  Oh yeah, I get a lot of questions on taxes.  Per mls taxes on the Rolling Green home for 2008 were $455 per year.  Clients from the New York area almost choke when I show them taxes and how low they are comparatively.  

If you want  Easley, Smithfields is a popular neighborhood, one closed in there for $104 a square. Closed at $250,000, taxes $1299.47 a year.

There's a new listing in the popular Simpsonville neighborhood Autumn Trace.  Sellers held it about 2.5 years.  In our market folks I always tell my buyers hold your home 5-7 years if you can for some nice appreciation.  There's a new one on Byrd in the Greenville Country Club area of Greenville for $875,000.  Big home with approximately 5100 sq. ft., will hit mls updates tomorrow. I see a 3 bedroom bungalow in Greenville's downtown area at around $200,000.  Not bad. Let's see if there are any new condo listings.  Yep, one in Anderson, Hartwell Villas for around $160,000 with a deep water deeded boat slip.  Call me at 864-335-8490 if you would like to see this one.

Ok, time for another popular neighborhood analysis.  Let's do......Stonehaven.   Stonehaven is a very popular Simpsonville neighborhood with mostly large yards and a couple of pools and community centers.  Current HOA is $525/yr. per mls.  Very popular because of location off Woodruff Rd. and Hwy 14.  Seems like a lot of people taking job transfers to Greenville are attracted to this neighborhood.  Last sale I had in there was a very nice couple with 5 children from California!

I'm going to pull past 365 days sales as of 8:24am and put a CMA (comparative market summary) here:

Good information folks if you are going to be making a purchase.  This information is readily available to me and much more accurate and current than pricing homes on Zillow or some other site.

Good morning!  I just topped 200,000 miles on my auto this month and what better time to recommend an excellent auto repair shop in the Greenville Area.  Folks if you are in need of auto service....go see Ronald and Russell at A-1 Auto , located on Wade Hampton Blvd. Greenville!  This is a family run business that has been there over 25 years.  They are right across the street from the IHOP and between Bob Jones University and downtown.  I really can't say enough about these guys.  They have been handling my car maintenance and repairs for as long as I can remember.  Reasonable and more importantly....honest.  Tell them Don sent you.

Brrrrrrr, just looked at my thermometer and it's 17.2 degrees out!  Wind chill puts it at about 8.  Hey Bill and Susan (from PA) what do you think about that?  Folks, average temps are mentioned here.  It's not usually that cold around here.  Anyway busy day yesterday.  Let' see what happened in the MLS over the last 24 hours as of 7am.

There is a new listing in the Augusta Rd. area for under $200,000.  Usually they have not had much updating when they are at this price point.  Small sq. footage too.  Would just have to take a look.  If you have horses and are looking in the Simpsonville area, there is a new listing in Bruce Farm.  This is a 4/3 on 3 acres.  Needs work for mid 400's.  There are two new listings in Chanticleer a very popular address close to Greenville Country Club.  Big homes too, one is over 6,000 sq. ft.  There's a 5 bedroom 3 bath in Cobblestone, which has done very well.  Sort of a Kingsbridge on steroids.  Let's take the price range down a bit and see what's new.  Nice home available in the Pebble Creek area and not far from Cherrydale shopping.  Half Mile Lake, great family neighborhood.  Priced  around $150,000.  Cute 4/2 in the North Main area on Avondale.  Looks like they've done updates too!

Let's check out and see who's at the Bi-Lo center this week.  Ringling Brothers through the 8th.  Hey all you Motley Crue fans, they will be here February 25!  Then at the end of the month we've got the South Carolina High School League Upper State Basketball finals.  Man am I ready for spring sports, I prefer shooting outdoor sports much more than indoor.

Had an issue come up on a transaction I am working on now.  Got a first time home buyer who found a great little property and we put it under contract.  Scheduled to close end of February.  Found out the other day seller is in Chapter 13, really by chance.  May or may not effect the transactions close date but I wish that it had been disclosed.  Again it may not effect the close date but it could push it out or cause more problems.  

If you're in Greenville stay warm, looks like high today will only be upper 30's with winds around 15mph.  If you're out of state, stay warm too!

Good morning!  I hope you had a great weekend.  Always like to jump into the Greenville mls and see what happened over the past 3 days as of 5:30 am this morning.

72 Price Changes

148 Expired (Is always higher at the end of a month)
613 Pending (This number is holding pretty steady)

Let's look at the sold side today.  I see the listing agent finally put in my sale to some great buyers from PA at Cliff's Valley.  This was a bank owned property we actually closed a couple of weeks ago.  Appraised for $225,000 more than my buyer's paid for it!  In mho they will have a great home and wonderful investment when they get their finishing touches put in.  Two closed in Forrester Heights, a popular Greenville address.  One at $89.45 per sq. ft. the other at $84.05.  There is a 3/2 that closed in Gilder Creek Farm, a Simpsonville address for $77.06 per sq. ft.  and I see another Simpsonville neighborhood, Neely Farm with one that closed at  $83.01 per sq. ft.   If I run a quick comparative market analysis on what closed over the past 3 days I see:

Low $14,500
High $650,000
Average $145,122

I mentioned the Cliff's property I helped some nice folks buy above.  I will mail their closing cd to them today.  After closing my assistant, who is excellent by the way, put's together a closing cd for my buyer clients.  This cd contain important scanned documents from the transaction including the HUD for your files.  Hope you have a wonderful day.  I've got a busy one!  Be back tomorrow God willing.
