Greenville SC

Greenville South Carolina is located at the foothills of the Blue Ridge Mountains.  The city is about one and a half hours from Charlotte NC and two and a half hours from Atlanta Georgia.  Greenville is four hours from Charleston SC and Hilton Head SC.  We are one hour from Asheville NC.  The main highway that runs north south is I85 which connects Charlotte to Greenville to Atlanta and beyond.  If you are coming from the east you would be taking I26 to I385 to downtown Greenville

We have a very nice change in seasons,  The average January temperature is  40 degrees with highs in the 50’s.  The average May temperature would be in the 60’s with highs in the low 70’s.  August is normally our hottest month with averages in the 80’s and high in the 90’s.  We get very little snow fall but I love it when it does.  It seems like about every 7 or 8 years Greenville get’s a decent snow of about 8 inches or more.  Normally we may get an inch or so and it doesn't hang around long J.

Greenville SC Real Estate:
What a great place to live!  As of June 12, 2009 there were 6,948 active residental listings in the entire Greenville MLS.  This includes condos, townhomes and single family.  The average sold price since Jan 1 year to date was $158,069 which is 95% of list price.  The average days on the market was 102.  Greenville’s older neighborhood are going through major renovations, speculation and upgrading.  The Augusta Rd. area has some of the most expensive real estate in Greenville South Carolina.  Reason being the oak lined roads with family friendly side walks and majestic homes and estates.  Also, it doesn't hurt to be located close to downtown Greenville J.  If you need help with Greenville SC Real Estate please visit my Greenville SC Real Estate Home Page.

Greenville SC Population:

This is an interesting subject because the city limits is really small.  Only about 56,000 live in this area.  BUT really what I consider Greenville is all of Greenville County which would include Simpsonville, Greer, Taylors, Fountain Inn, Travelers Rest, and all areas in between.  Now you’re talking close to 400,000.  If you are planning a trip in, see Greenville SC Hotels here.
 

Greenville SC Hospitals:

I get a lot of questions regarding health care.  I believe we have some excellent facilities in Greenville.  I had one child at Greenville Memorial Hospital and two at St. Francis Women’s Hospital.

Greenville Memorial is huge and has numerous branches.  Their site is www.ghs.org/
.  They have locations in Greenville off Grove Rd., and off Pelham Rd., in Greer off Wade Hampton Blvd., in Simpsonville off Main St., in Travelers Rest off Main St. This is by no means all the location associated with Greenville Memorial Hospital as they are numerous. 

St. Francis Orthopedic Care has been rated #1 in South Carolina for at least four years.  They have two outstanding facilities off Pelham Rd. and in downtown Greenville. 

Universities and Colleges:
 
I am a Clemson grad with a BS in Accounting and a concentration in Finance.  Clemson is located approximately 45 minutes from downtown Greenville.  Go Tigers J!  There are many other choices including Furman University, Greenville Technical College, Converse College in Spartanburg, University of South Carolina Upstate, Southern Wesleyan University, Wofford College in Spartanburg, Bob Jones University.

Greenville County Schools:

Greenville has a large school district.  The only one for Greenville and I believe it is the largest in the state.  There are over 60,000 students in the system.  There are many fine schools and teachers in Greenville and one should not just rely on the school report card to make a decision.  I always recommend a trip down to visit with the principal and take a tour of the school.  I have 3 children myself and they have friends in many different schools in Greenville.  All are doing well.  Greenville County School district web site is located here

I will briefly touch on construction.  There is a major construction program going on with Greenville County Schools.  You will see plenty of new buildings and facilities.  Quite amazing and great for the kids!!  I have read this totals over $700 million over the next few years.

Which brings me to Greenville County Taxes:
We have just gotten more relief and my clients tell me they can’t believe how low they are.  I just searched a home in the Greenville SC MLS and taxes for this $195,000 property are right at $1,500.  I hear that’s pretty 
good.

Downtown Greenville SC:

In a word “charming”.  I always tell people interested in Greenville that it’s a big small town.  When I first moved to Greenville 25 years ago, there wasn't much to the downtown.  Development was moving toward the malls and most of the old shops had closed.  Greenville bloomed because of some good city planning, some luck and a great structure to work with.  Now the downtown area is a thriving area with condos, restaurants, shops, parks and many things to do.  It is family friendly and you will find youngsters of all ages there enjoying the many events that are regularly planned.  Development started at the Hyatt which sits at North Main and where I385 really ends.  Shops and stores started appearing followed by restaurants.  This development pushed down Main St. and is currently pushing out past the West End and the Greenville Drive Baseball field.
