You know the colors are finally coming in around here and I'm going to try and get up to the Blue Ridge Mountains Sunday for a full day of photography! Right now I've got to get ready to meet a couple considering relocating to Greenville at my downtown real estate office so I hope you all have a good one!

Hey folks. Good newst that I thought I'd bring to your attention! Southwest Airlines is coming to Greenville SC and will be offering nonstop flights to 5 locations! They will have 7 daily flights to five locations throughout the country! If you've never been to GSP, that's Greenville Spartanburg Airport, it is just a charming facility that is very easy to get in and out of! Hey this will be great for all my buyers coming in!!!!

October 19:
Good morning. YTD stats were just released for the Greenville SC MLS so I thought I'd pass them along to you. This is for residential single family and condo/townhouse.
As of October 10th:
Our current active listings are up 8.7%
Our average list price is down 7.9%
Our average days on the market is up 4.7%
Sold units are up 1.7%
Sold volume is up 4.7%
Average sold price is up 3%
Average sold days on the market is up 1% (103 days)
So, what's my take. Glad to see that sales volume is up. Not concerned about average list price but it's good to see average sold price is up. Days on the market is still staying close to where it's always been.
Hey, my wife and I drove up to Ceasar's Head and really the colors are not quite there yet. Especially in Greenville, if you are coming at the end of the month as a few of my buyer/lookers are, should be real pretty then.
Had a couple of buyers in last week and it was good to see them. They have been in a couple of times and are hanging in there until the market turns a bit in California.

Hey, I'm back! I haven't been posting as much as I normally do. Been a combination of some vacation and just being busy! Things are slowing now, so I can get back on the web with some great Greenville South Carolina Real Estate updates.
It's funny though, seems like when I can relax a bit, that's when I get real busy again. I'm just going to have to force myself to get back to my images and tours and blog comments for you!
So, what's happening, got a very experienced buyer and a first time homebuyer that I am working with now! I tell you folks, it's so nice the different type of people I get to work with.
Well, the biggest thing going on around here this weekend, is....drumroll...fall for Greenville! Yep, if you're coming to town this weekend...there will be a lot going on! Fall for Greenville is located downtown and folks, much of the downtown will be closed off. Hey I hope you booked a Downtown Greenville Hotel! If not, well I'm afraid you will be out of luck! Well I've got to update my Downtown Greenville SC Condo page and my Downtown Greenville Churches page, so ya'll have a good one and holler at me if you'd like to see some great Greenville Real Estate!

Good morning! Where have ya'll been :-). Hey, where have I been? Just working... Anywho, got two closings this week, one with a very nice family relocating to Greenville SC from Maryland! I'm excited for them, they bought a very nice home in Holly Trace and then later in the week I've got a nice couple closing on one at Poinsett Corners. This will be a second home for them. Hey you know, it's great to have a little getaway in beautiful Downtown Greenville South Carolina, isn't it!
Gosh, I've got to get my pool closed, my wife really likes to keep it open as long as possible before we cover it. And really, since I had the poplar cut down, the leaves have really not been a problem this year. Heck, If I could I'd keep it open all year, of course I wouldn't swim in it all year!
If you are planning your trip in to see some beautiful Greenville SC Real Estate, I just want to once again let you know what's coming up so you can coordinate your fall trip and really folks, fall is about my favorite time of the year here.
So, September 23-26, we've got Euphoria, the annual wine and food tasting event in Downtown Greenville. Of course Fall for Greenville is coming up the 8-10th of October and that's a really big deal.
Now, I want to mention that I'm going to be making some changes on my blog and web site over the next few days and will continue if the changes are successful. Here's why.
Folks, you can find a nice home just about anywhere, maybe not as good a value as in the Greenville area, but you can. So, I'm going to focus more on the area and the beautiful sights and scenes, of course I'll continue my blogging, I mean writings :-) but I really want you to get a nice feel for what the area is about. Yes, we have low taxes and cost of living and it's pretty amazing what you money can purchase, but what makes Greenville...Greenville is the beautiful downtown and the surrounding area. Hey, let's don't forget the economy, great places to eat, education, and all the other things. USA Pro Cycling Championships is returning to Greenville September 18 through the 19th. Saturday will be the USA Cycling Professional Time Trial Championship and Sunday will be the USA Cycling Professional Road Race! Folks that's exciting! Yep, you betcha I'll be there with my camera!

Good morning! I thought it would be a good time to look at year to date figures for the Greenville SC MLS. Now I do this a little different than some of the reports you may see floating around on different web sites because usually I only look at Greenville County. Why? Well, to me if you're going to buy in Greenville then Greenville County is what you are looking at because as I've mentioned Greenville's city limits are small. Anderson, Spartanburg, Laurens, etc. are totally different markets.
My analysis is for single family and condos $100,000 and above in Greenville County:
YTD
2354 Closed Sales
Average Closed Price $222,480
Average Days on The Market 103
High Sale $2,100,000
Ok, let's take a look at last year's performance for the same time frame:
2300 Closed Sales
Average Closed Price $212,859
Average Days on The Market 101
High Sale $1,500,000
So, what's it mean Don? Folks, figures are pretty close aren't they? I'd say we are about still the same as last year which I think is pretty good. No market decline worth mentioning. Greenville, like I said is still doing pretty well. People and jobs are still coming and if the market in the rest of the country ever picks up then I'm not going to be able to get a day off! Cause so many of my buyers have to sell their home first before buying here.
Now, let's look at total volume for the year and I'm gonna include everything!

So we are up about 6%
How does this compare to just Greenville County?

So we are up about 6%!
