The success stories continue into 2009 and 2010 with outstanding purchases and tremendous value.  But I'm telling you the time to buy is now before the market turns.  I believe we are at or close to bottom.  Call me at 864-335-8490.

Folks, I've had many success stories throughout the years.  Helping buyer clients is what I do. Helping people from all over the country find a place to call home is what I do!  I wish I could write about them all here.  I can't, so I though I'd just mention three from last year.  Please let me know if I can assist you in your Carolina purchase!

Early 2008 I had a very nice young couple come in who had relocated looking for a home.  He was an engineer and she a veterinarian.  They had purchased property before so were pretty savvy.  They were open to not only Greenville, Simpsonville, Greer but to surrounding areas also.   They were very interested in buying a good value and brought up the topic of foreclosed, bank owned or short sale  properties.  I agreed that if we found the "right" neighborhood they could have an excellent prospect for appreciation over the next 5 years.  They were trying to keep it below $300,000.  We looked at probably 30-50 homes not just foreclosures and as I mentioned area was very important.  A home popped up in a very popular Simpsonville SC neighborhood.  We made an offer at $300,000 which was about $60,000 below list which in my opinion was way below market value.  Home was being sold "as is".  

The seller who is a bank, made a counter on this bank owned property.  We were pretty far apart and really at the top where my buyers wanted to be.  Then another offer came in from people who also saw the value in the property.  Without getting into the details of it, without some quick action and a bit of finesse my buyers would have lost out on this great property.  Again folks, particularly in these situations  you need a 
realtor, buyers agent on your side.  

Second case had a very nice retired couple who owned a few properties in Florida and North Carolina.  Looked at a lot of real estate in Greenville South Carolina
 and finally ended up in Simpsonville.  Made an offer on another bank owned property and ended up getting it.  Builder had to bring $200,000 to the table.  They have a wonderful home in a great neighborhood that they are making into their own! 

Third case is currently under contract.  Update, home closed in January of this year.  Home is located in a prestigious community.  New construction that has set empty for over a year.  Original owners backed out and left it with the bank.  Again, the home is being sold "as is".  We immediately saw the value there and were trying to decide on an offer.  I suggested an offer $100,000 less than my buyer thought.  Folks, a lot of this is just gut feeling.  In the end we got it way under asking price.  This is thing to remember, we have had a contractor and inspectors inspect to find out what it will take to bring it up to snuff.  Although there are no guarantees  that nothing was missed my buyer feels comfortable with purchasing the home and making the necessary repairs.  Should turn into an outstanding investment, not to mention a beautiful place to live!  By the way bought for $225,000 under appraisal.
