It seems like in about 05 we were really getting rolling. At times I'd have 9 to 13 buyers involved in Greenville Real Estate transactions at one time. Prices were on the way up especially in areas like Lake Robinson.
Downtown Condos were booming too and mostly being sold preconstruction.. Real Estate in downtown Greenville SC was really taking off. Especially around areas like
North Main and the
Augusta Rd. area. There were a couple of really big projects started around that time in the downtown area. Some 1.5 million dollar plus condos and an nice luxury hotel that I heard was going to have 1 million dollar plus condo shells. That's right folks, you buy the space then finish it. Things slowed and a couple of these projects stopped.
So what's happening now in Greenville SC Real Estate? I'm seeing more and more construction starting up again in
Downtown Greenville. That's good folks, new shopping, condo and restaurants going in right on main street. So people always ask me how are real estate prices holding in Greenville? Here's the tough thing folks, a lot of people who are relocating from other areas are so used to getting beat up on their real estate that they expect the same here! Well, maybe and maybe not. Depends, you know, just depends.... Yep, there are plenty of foreclosures out there and yep some price pressures, but since there is not so much distress in the Greenville real estate market, well people aren't just giving it away.
A nice home in a good area should hold value. Why? The Greenville Real Estate market is picked to recover faster on average than the rest of the country. Why? Folks, it's a great place to live, lot of good jobs, beautiful scenery in the foothills of the
Blue Ridge mountains and there are some awfully nice homes for the money.
Greenville SC Real Estate is sorta unique. There are some homes that area a little high in my opinion. Well, the reason is that seems like quite a few people here don't want to move or don't have to move. They are testing the real estate market in Greenville. Here's the thing to remember though. When the market turns, in my opinion you are really going to see real estate prices in Greenville County and particularly in Greenville City take off. It'll be a double whammy... If all the people who are trying to sell their homes in other parts of the country actually do, then there is going to be quite a bit of pent up demand! Add that to the scarcity of the the size of the city limits and all the people that actually want to live in downtown Greenville and there you have it, the double whammy...
"So, Don, where would you buy?" Get asked this a lot. Folks, depends on your lifestyle and there certainly are a lot of fine places to live in Greenville SC. My kids are grown, so I'd look at downtown condos. I also like the North Main area and the August Rd. area. But hey folks the real estate in those areas are mostly older homes that have been redone. Again, it's a matter of taste. Some people buy based on the school, some on shopping, amenities. Really all kind of reasons.
