Good morning! I responded to an email this morning from an out of state buyer who has questions about the area. I post responses here if I think they can be helpful to others. Have a wonderful day. Got about 15 showings today including some downtown Greenville SC Condos!

Thanks for the input. Let me see if I can help. I've been here 25 years so this will be from personal experience.
Schools: I do get concerns on occasion from people relocating because of the overall SC ranking in education. While the schools in the lower part of the state do suffer in my opinion the Upstate schools (Greenville) overall are excellent!
I have been very pleased with the quality of education and my children have done very well. I am familiar with most all the schools because of the clients I work with and the fact that my children have had friends in most all of the schools. My wife has been in education for over 18 years so I get a lot of info. and feedback from her. There are some great academies, magnet schools and schools here. The report card is not everything, if you're serious you need to visit the schools and speak with the faculty. I've never had a client not move here because of the schools.
Jobs and Real Estate: I'm covered up! Why? People still love Greenville. We never had a bubble, just nice steady growth. Although our volume is off, the interest never slowed. Sales are growing now and once the rest of the country turns, it will be a boom here. I say this because most all my buyers come from out of state and they have to sell.
Your husband would not have any problem finding work, particularly as we upturn. Construction is steady.
Having been in financial service at one time myself, I know there is a lot of money to manage in Greenville. You'd be surprised. You could do that.
I believe you can do most anything you want to if you work hard and put your heart in it. So yes you can be successful at Real Estate too. Our market is picked by somebody (I forget) to recover faster than the rest of the US. You don't have to tell me this :-)!
I just closed one with a nice couple from NJ. They grew up there. Now...you think that took some courage? Hey, you know what though, they are tired of the weather and sick of the taxes, about $15,000 a year. Do you know what the taxes are on the home they bought here for the mid $400,000's..... about $2,300. Beautiful home in a great neighborhood!
Real bottom line is, Greenville is a great place to live and raise a family. Come and visit! Hope this helps.

Gosh folks, ten days since I've posted, sorry about that, been real busy and taking some time off out of town too. I want to write a bit about a wonderful place I visited last weekend, Savannah! Savannah, like Hilton Head SC is just a hop, skip and a jump from Greenville SC. It took me about four hours to get there. What a beautiful place. It reminds me of Charleston, but to me it seems like the nice areas extend much further than Charleston does, as far as the city itself. Anywho, pictures are worth a thousand words so I thought I'd post some pictures for the next few days for you to enjoy! I hope you have a wonderful weekend!

It's Saturday morning about 4:41. Just got through with a search and putting in order my showings for today. I've got 6 a buyer wants to see and I added 7. That's a pretty full day but it'll be fun. I love showing and I love helping buyers! Anyway should see some good stuff. Another 5 days without posting, it just get so crazy in the summer. I've got a number under contract and still working hard with many new first time home buyers. I'll be in Simpsonville and Mauldin today.
Thought I'd write a bit about our contract. I think I've done this before but maybe I can add a few things. In my opinion our contract is pretty simple, it's just 6 pages long. Hey, people from California or New York can't believe it when they see it. I think California's is about 30 pages. Anywho it's pretty simple. But you know....every once in a while you'll get in a transaction where somebody wants to start quoting contract. And I mean somebody on the other side like a seller or a listing agent. Listen folks, again this is just my little ol opinion but....you know what a contract is? It's how people are supposed to act. It's a guideline. Do they have consequences, oh yeah, but what is the price of the consequence?
Here's an example, I had a seller agree to do something for my buyer. They really didn't have to do it but they agreed to do it. Then after it was done, it still wasn't correct so I casually mentioned to the listing agent that it still was a issue. Well I get a rather smart email from the listing agent quoting the seller saying that "it doesn't effect the structural integrity of the home", etc. Well what about that. Here's my question Mr. Seller, did you agree to do it or not. Cause here's my point, don't agree to do something then if it's not right start complaining. I mean did you agree to do it or not?
Real estate is funny folks and there is no better place to learn people. And like I told my first time buyer yesterday, about 95% of the people you deal with follow those 6 pages that tell them how to act. We always hope for the best. Hope you have a wonderful day!!

Good morning folks! I hope you had a wonderful 4th! You know, technology is great. I just spent about 45 minutes analyzing the market from Jan 1 to June 30 and my work didn't save. I don't have time to put it back in but from memory I can tell you that total sales dollars for the first half of this year as compared to last is down 31% for single family detached and condo/townhome attached. The average sold price is down 10% and average days on the market is up by 9 days.
What does that mean to me and you as a buyer? It's a great time to be buying in Greenville South Carolina. My business has not slowed while numbers of realtors have gotten out of this market. You've also got a lot of listing agents who wish they were buyers agents. Too bad, it doesn't work that way. You can't change just because the wind is blowing a different direction. If your buyer's agent lists, they really aren't a buyer's agent. They are a realtor who sometimes works with buyers and sometimes works with sellers. You know, where ever the money is.
It's also a great time to be a first time home buyer. I have helped and am currently helping a number of them right now. Greenville SC Real Estate is still rolling along just fine.
