Greenville SC June 09 Updates
June 30, 2009:

Wow!  It's been 10 days since I've posted.  I usually post every day but summer gets a bit crazy with vacations, etc.  Anyway, I've been busy.  I currently have 4 first time home buyers I'm working with.  Hey, if somebody said "I'll give you $8,000 to buy a home.....what would you do?? 

Anywho, thought I'd finish up June with a review of my Hilton Head trip a couple of weeks ago.  As you all know, I love Greenville, but when I need a little R&R at the beach, my wife and I jump in the car and head to Hilton Head Island!  Why, well I'll post a few images for you below.  First of all, Hilton Head is only about 4 hours from Greenville SC.  You take I385 South to I26 to I95 South.  All you Florida buyers know this route :-)! 

With my crazy schedule I go on vacation when I can, especially in the summer.  So when I have a few days that I'm not showing, my wife hits the computer and we Priceline or Hotwire a vacation.  Guess what?  We ended up at the Crown Plaza in Shipyard for $81 a night!!  If you are a tennis player like me then visit Van Der Meer.  The Shipyard for all the tennis you can take!  So how was it?  Simply fantastic!  Let's see.....what did we do, NOTHING but sit on the beach.  Weather was wonderful, but hot.  No joke...We make it to the beaches which are beautiful at about 9 in the morning, put up our umbrellas, sit, read, talk and swim....

First things first, we got there Sunday afternoon and took off to the Jazz Corner that night, luckily we got in.  Saw a great band!  DEAS GUYZ!  One of the best club bands I've seen, man they broke into some Barry White and I though my wife was going to faint! Next, they did Purple Rain by Prince....I almost thought he was there!

So, what else did we do, did I mention just sit on the beach?  How about a trip down to Harbor Town in Sea Pines, we were just up the street at The Shipyard, so we took off to The Quarter Deck for some shrimpies!  Quarter Deck has been there forever, just under the Light House.  There will usually be a good crowd and someone playing music on the deck.  A little later you can usually do some shagging inside.

Gosh, what else was up.  One afternoon we mosied over to The Salty Dog for more shrimpies...Did I mention I like seafood?

Hey! Did ya miss me?  Just back from Hilton Head Island for a short vacation.  Man was it great, good shrimp, nice weather and beautiful views!  More to come....

Good morning!  Let's check and see what's happening in Greenville South Carolina this weekend!! (If it doesn't rain :-))  For $3 you can catch a movie at West End Movies.  Rogers and Hammerstein's Carousel is playing at The Greenville Little Theatre.  If you want a pretty ride, go up to see Man of La Mancha at the Flatrock Playhouse.  The Asheville Tourists are in town against The Greenville Drive. Willy Wonka is playing at The Peace Center.

Hey, I was in Downtown Greenville yesterday at the  ballpark and Liberties lost electricity.  Headed down to Wild Wings with some friends, lot of people downtown, despite the rain.  Hope you have a wonderful weekend, I'll be showing....and hopefully putting a couple of condos under contract.  All the best!  Don

Hi! I've got a number of first time home buyers I'm working with now.  Why?  Well if someone told you they would give you $8,000 if you bought a home, what would you do?  Anyway, I've got a couple that are interested in new construction so we went out the other day and looked at new neighborhoods.  As I've written plenty of times, you've got to be careful with new construction.  A couple of the places we went....wish I could call names, construction had stopped.  Again, how would you like to be the poor soul out there who had already bought with 100 empty lots sitting around you that are getting overgrown?  Not me brother.... 

So what's up today?  Looks like we may have some afternoon thunder storms moving in.  I'm so glad we are getting caught up with our rain.  Hey, just received a nice gift cert. to Chophouse 47 which I give a highly recommend at my Things to Do in Greenville South Carolina page.

Wonder if anything interesting hit the Greenville SC MLS in the past 24 hours.... as of 8:40am we had:

64 New Listings
54 Price Changes
17 Closed
29 Expired
763 Pending Listings

I see a $25,000 price reduction in the Augusta Rd. area.  It's been reduced $125,000 from original price.  WOW.  The market tends to equalize, doesn't it? I checked what they paid for it, trust me they are still doing ok :-)

New listing in Autumn Trace, nice Simpsonville neighborhood.   New listing in Thornblade for $1,145,000.  Do you need room for the kids?  7,000+ sq. ft.  New listing at Pinehurst at Pebble Creek in the Taylors area.  My eye just caught one in North Carolina.  A condo in the Tryon area.  Folks, that's horse country up there.  Real pretty.  Call me at 864-335-8490 if you'd like more info.

Wonder if Downtown Alive will be going on today?  Thursdays are always pretty busy downtown, lot's of people out shopping, eating out and listening to jazz......

Good morning!  Folks, May and June have been really busy so I haven't been posting as much as I like.  Had some good closings in May.  Helped a very nice family relocate here from Florida.  The fellow had actually been living and working here for the past 9 months while they were waiting to sell their Florida home.  I know he was missing his wife and children.  Anyway, they got er sold, and they closed up here last week.  Got a nice home at a great price!  I was surprised the seller took the loss he did.  Which brings up a good point. 

I get a lot of calls from all over the nation asking about the market.  Everybody wants a deal.  Folks, I do my best to insure that but really it just comes down to the seller's motivation.  Greenville is holding it's own.  Volume is way down but values are holding well compared to the rest of the country.  I just contracted on one in excess of $400,000, seller took a loss.  But we made other offers first and the sellers' hardly budged.  So what's it mean, well you need a exclusive buyers agent on your side to finesse the deal, find the right property, move on if you can't get the value you are expecting.  Don't get hung up on a house, there are plenty of nice homes in Greenville SC for you to choose from and some great values.   Speaking of great homes, let's do a neighborhood focus, shall we?

Hi folks!  Sorry I haven't been with you in a few days.  Have been absolutely covered up.  Which is good.  Just helped a nice couple from New Jersey put one under contract.  Are they looking forward to relocating to Greenville, well let's see.... their real estate tax bill will go from about $15,000 a year to around $2,700.  What do you think?  Got some new stories to relate, hopefully I can find some time to write soon!
