I get a lot of people from out of state asking if having a pool is nice here...YOU BET!  I couldn't be without one.  I've got a 18X36, chemicals run me about $300 a year, I open it mid May and close it Mid September.  Actually took a swim this morning, pool temp. 78.  Just priceless!!  Have a good one, got to get ready to show.

Boy, I sure hope the weekend will be nice.  Folks, we've got more rain this spring than I can remember.  It's good, but I'm about ready for some nice sunny days.  Anyway let's check and see what's going on in Greenville this weekend!

The Greenville Drive is in town this weekend against the Charleston RiverDogs.  Carolina Festival is going on at Wyche Pavilion and Amphitheater.  This event celebrates everything to do with "Carolina".  Proceeds benefit the Ronald McDonald House in Greenville.  Clemson is the number 1 seed in the NCAA Regional Baseball Tournament being played at Doug Kingsmore Stadium in Clemson.  Main St. Jazz will crank up around 5:30 just outside Remax Foothills Downtown Greenville!  Maybe I'll see you there, if I'm not worn out....21 more showings today.  Have a great weekend.

Good morning!  As always on Friday I want to check my Greenville Calendar to see what's happening for you this weekend!  You got it, Freedom Weekend Aloft starts today and runs through Monday at Heritage Park in Simpsonville SC.  Hopefully I can get some great shots of the festivities for you.  Of course there's plenty other stuff going on too.  Eyes to the Hills is an exhibit at Upcountry History Museum showing life in northern Greenville County from the early settlement through the Great  Depression.  Paris Mountain Music in the Woods continues to run at Paris Mountain State Park.  Upstate Shakespeare Festival is going on in Falls Park.  Our arena football team, the South Carolina Force will be playing tomorrow night at the Bi-Lo Center.  Kenny Chesney was there last night.  By George, did he leave his guitar?

I get a lot of questions on schools from people relocating to the area.  My recommendation is to visit the schools that are associated with the areas you are interested and talk with the administration and teachers.  If you would like to view a helpful web site then visit Great Schools. Got to open a home for a termite inspection (the report is called a CL-100) this morning then have some showings this afternoon with a first time homebuyer.  It's so exciting buying your first home!

I tell you, it's time for a highly recommend.  My highly recommends go out to those people, places and establishments that continually offer exceptional service and or good value. 

HATS OFF TO CHOPHOUSE 47!  Folks, this is my favorite steak house in Greenville and one of my top choices overall.  Why?  Well if you want to take your favorite girl to a romantic place with plenty of Sinatra playing there is NONE better.  Did I mention the steaks?  Did I mention the mashed potatoes?  Did I mention it's dark and cozy?  I have been there numerous times and went there just last night.  Once again, exceptional.  I wish I had gotten our waiter's name.  Best I've had, attentive but not intrusive.  They are located at 36 Beacon Dr. Greenville SC 29615.  Phone is 864-286-8700.   Please go check them out and as always....have a great day!

Hey!  Man it's been busy, I'm not complaining though.  Yesterday had a very nice retired couple in from Maine looking at the area.  We viewed 13 homes!  Normally 13 are not tough to do but when you go from Spartanburg to Greer to North Greenville to Easley to Piedmont to Fountain Inn to Simpsonville to back to Greenville (Sugar Creek) whew, well I think you get the idea.  Enjoyed their company though.  Boy it's been a while since I've reviewed the mls for you so let's take a look at the past couple of days.  Now remember folks you can always check my front page under the Hot List to see what came on the market for the past two days.  Listings fall off after that time period.

We had:

83 New Listings
81 Price Changes
40 Sold
32 Expired
764 Pendings

If you are looking for a gated community in a good area with a pretty little lake, go visit Forest Lake in Simpsonville.  There is a pretty 4 bedroom 3 bath that just got listed for $229,500.  If you don't want to spend that much and need something much smaller then you can stay in the same neighborhood and get a 2/2 condo for $119,900.  Forest Lake is just off Woodruff Rd. at Hwy 14 in Simpsonville.  I see a new listing at Lofts @ Mills Mill.  Uh oh, buyer didn't hold long enough.  Now folks I've told you about this before.   Bought it about a year ago and trying to sell for what they paid for it plus the realtor commission then some.  I don't think it will happen, especially as the market has slowed.  Also there are a lot of condos on the market now.  What's happening?  Well all though people who bought them as investments or second homes need to get out.  I'm telling you, you've got to hold 5 years.

If you want to take off down Georgia Rd. there is a new listing in Long Creek Plantation, folks not a bad location, just depends on the house in here.

Hey, I can't reach a looker who I sent a nice Greenville Info. Packet to.  I'll tell you when this happens, usually they found a realtor who has told them what they want to here.  What do I mean?  Here's the deal, 99% of my business is with people from out of state who don't know the area.  So when they ask me to send the homes I always take area into consideration.  Remember, I specialize as an exclusive buyers agent and am always thinking about resale.  So if somebody's looking from afar and I don't quite send  them exactly what they are looking for, there is a reason.  It  may be there but may back up to a toxic dump :-).  

It's like the folks yesterday.  They picked out 13 homes they wanted to see.  Well they don't know where they are.  So generally what I do when I first go out with buyers is go see everything they have picked out.  That really illustrates just how misleading pictures and descriptions can be.  So remember, if a realtor sends you the perfect home...well it may be...or there just may be something you need to be aware of.

Good morning.  Saw some stunning homes yesterday.  I love it when I am showing and I get to see some beautiful homes that are well kept and full of character.  I don't normally highlight single listings but here are a couple worth sharing.  The first is located in the Gardens at Thornblade.  The pictures really don't do it justice, beautiful gardens, lovely home in a great area.  It's here.  The other is located in Linkside 3 and is here.

I hope you had a great weekend.  There was a lot going on in downtown Greenville this past weekend.  I stopped by one of my favorite places, Smoke on The Water in the West End.  I had to navigate through all the artists who were in town for Artisphere.  Lots of people, great weather and good times!  

Let's take a look at the Greenville SC MLS over the past 3 days to see what's happened.

We had:
78 New Listings
75 Price Changes
27 Sold
24 Expired
Currently there are 734 pending transactions

Let's see if anything stands out.  Yep.  There is a new listing in Lofts @ Mills Mill.  Actually it expired in December and they just put it back on the market with a $50,000 price reduction.  Folks, this is not unusual, especially in the downtown Greenville condos market.  A lot of people bought these as investments and second homes and are are needing to get rid of them now.  You can tour downtown Greenville condos  and see what's currently available.  I see three rentals available in The Edge on North Main St.  Folks, I'm seeing more rentals now too.  Properties that are not selling are going to rent or lease.  New listing in Sugar Creek.  Sugar Creek is a mature, established neighborhood.  You will find a variety of ages of homes here with a lot of 30 year ranches.  Good schools which include Buena Vista, Riverside Middle, and Riverside High.  

Let's run a comparative market analysis for Sugar Creek for the last 8 months.  Through today:

4 Homes Sold with an Average Sales Price of $266,275.  This was 97.2% of list price.
The averages days on the market was 54.
The high sale was  $349,900 and the low $234,000
Currently there are 22 active listings with 3 under contract.

Sugar Creek is a good family neighborhood with a couple of pools and many tennis courts.  Located on Greenville's East Side, it has been popular for many years because of the location and schools.

Hey, I'm getting ready to close a condo that is bank owned this week.  It was really just a shell.  Located in a popular area of Greenville my buyer contracted on it and we got 13 days to walk away.  In this time period we call the inspection period, the buyer must conduct all inspection, etc.  We had a contractor come in to figure a cost to complete and based on the current market my buyers should have a very nice second home that is custom all the way when completed.  It pays to work with an experienced exclusive buyers agent with contacts and knowledge of the area.

Good morning!  We had some rough weather last evening.  I saw on the news that there were some power outages, strong winds.  The good thing is we are catching up on our rain.  I was down at Lake Greenwood last week and the lake is back to normal levels.  I doubt Hartwell is back up to normal.  It takes a lot of rain to catch that big lake up.  If I was buying I'd go to one of the smaller lakes. Hartwell is huge.  

I want to remind you first time home buyers that now is the time to buy.  I have two first timers I'm currently working with.  Of course, there is the $8,000 first time home buyer credit and also depending on your income you may qualify for the state downpayment assistance program.  You can get $5,000 and if you stay in the home 5 years you don't have to pay it back.  Call me at 864-335-8490 and I'll put you in touch with a mortgage officer to explain the details.

Good faith and intent.  Every heard those terms?  Every thought about them?  I always hope I see them in every real estate deal.  Why?  Without good faith and intent the transaction becomes troubled.  It becomes arduous.  Without good faith comes distrust.  You know, one party thinks the other is being unfair, taking advantage, etc. etc. etc.  Without good faith you question the intent of the other party.  I always go into a transaction expecting good faith and good intent not only by the other party but by my buyer.  95% of the time that's what I get.  Thank goodness.  It's like life, act with good faith and intent and you'd be supprised just how well things work out in the long run.  I hope you have a wonderful day!

Good morning!  Can you believe that a third of the year is over?  Great time to look back and see how Greenville is doing for the first 4 months of the year.

Lets take a look at single family/condos for Greenville County in the $100,000 and up range from the Greenville SC MLS.  Since January 1 through this morning at 6:20 we had:

Average Sold Price $206,278
High Sale $1,500,000
Low $100,000
Average Sold Price to Average List Price 95.8%
Average Days on The Market 108

Same Time Period Previous Year

1826 Sales
Average Sold Price $222,494
High Sale $1,750,000
Low $100,000
Average Sold Price to Average List Price 96.8%
Average Days on The Market 95 

So folks, what does it mean?  Our number of homes sold is less than half last year.  Average sold price has dropped and days on the market is up.  Sold price to list price is dropping.  There's the figures so what am I seeing out there in the market?

My activity has really picked up.  I am watching the numbers in our Remax Office and I am seeing more volume from other realtors.  I'm seeing some really good buys out there.  I just helped a nice couple from Florida put a home under contract in a nice neighborhood for $15,000 under asking price.  I'll be honest with you, I never though the seller would take the offer which started $30,000 under asking price.  Here's why.  The home was really pretty much in the market and the fellow was going to be taking quite a loss.  What does that show?  You never know a seller's motivation.  A year ago this would not have happened, it's just that the owner for some reason needed to sell.  

Overall though Greenville SC Real Estate is holding pretty steady, especially in nice established neighborhoods.  Where you are seeing the drastic price reductions are in new construction where the builders are trying to get out.  

Speaking of builders getting out.  Had some great success with bank owned property over the last year.  And now again.  Recently put one under contract that the builder walked on.  Bank owned, the property is just a shell.  We are currently in our inspection period, where the buyer can walk away if they like.  Anyway, we are having a contractor look to get a cost to complete.  If everything checks out the buyer should have a nice property with some instant equity in  beautiful area when it's finished.

Hard to believe it is already May.  Got some really nice folks in from Ohio today that I am touring.  Real quickly I though I'd look at upcoming Greenville events for the weekend.  As you all know downtown jazz will be going on outside my office at the Hyatt this afternoon if it doesn't rain.

The Greenville Drive are playing the Savannah SandGnats.  The 12th annual Piedmont Plant and Flower Festival is going on at the Greenville State Farmers Market.  The Got Milk?  Mustache Tour will be at the Hyatt Plaza Deck.  Visit the Carolina First Saturday Market for fresh produce and the Veridi Requiem by the Greenville Choral will be at the Peace Center.  I hope you have a wonderful weekend, I will!
