Good morning!  I've moved my Greenville SC Real Estate Updates off my Greenville SC Blog page to here.  This page will be much more focused on real estate, my blog page will be more focused on general topics.

January 27:

I thought I'd update you on one of my current real estate transactions with a first time home buyer.  We just had the inspection yesterday and it was super!  Only three very minor issues that I am sure the seller will take care of.   I felt like this was going to be a good inspection.  It's a downtown townhome and fairly new.  My buyer is getting a great deal!  Buying it for about $45,000 less than the seller paid for it!  Folks, this is sort of unusual for downtown, call me and I'll explain.

So next step is to have the appraisal which will be ordered by Wells Fargo who my buyer is working with.  I'll let you know if we have any issues.   

January 23:

Over the past 7 days we had 244 new listings.  Now folks if you haven't followed my writings I'll repeat for you.  244 listings doesn't mean that they are all exactly new.  Some of them would have expired and been relisted, some may be price changes.  Looks like 75 listings expired, see many of these would have got relisted.  There were 202 price changes and 85 sold.  Sold means that the transaction closed. 

The main thing I do every morning is look at the new listings.  Usually it's for a day but I'm going back 7 days for this Greenville SC Real Estate update.  When I'm looking at the new homes for sale, I sort by neighborhoods.  This makes it easy to scan the new real estate on the market.  I'm looking at everything including Condos

So, let's take a look, first up I see Acadia.  Have a young couple I'm working with ask about Acadia the other day.  Been real slow folks, Acadia really started at the heyday and when the market slowed things really slowed down there.  Neat idea, just bad timing at the time.  Prices have come down though so here are some Acadia Real Estate listings

There were 6 new homes for sale in the Augusta Rd. area.  Folks, August Rd. is a very popular area to live in Greenville.  One of the most popular.   I see a new or relisted home for sale in Bruce Farm.  I mention this because they allow horses out there.   Couple of homes in Chanticleer that might be worth a look.  Chanticleer is close to Greenville Country Club.  I like the area.

There's a couple of new homes for sale in Cliffs Valley.  Valley is really my favorite because it's not too far out and really has built out nicely.  Quite a few homes or re lists came on in Five Forks Plantation.  

Before I run folks, I noticed one on Lake Keowee.  What's interesting is that this home was originaly listed in 2008 at $$1,795,000 but just went back on the market at $995,000... Greenville South Carolina Real Estate
 is still continuing to do well!  Why?  Well, we never had a bubble.  Folks, just nice steady growth at about 3 to 4% per year.  While other areas of the country are having a hard time, real estate in Greenville South Carolina, while slowing is still coming along at a decent pace.  Real Estate sales in Greenville SC are about half the volume of last year.  What does it mean for you the buyer?  Man there are some great deals out there.  And I'm seeing more bank owned properties.  I've helped a number of buyers get great deals on Greenville South Carolina Real Estate, please see my Success Page
